Design & Collaboration

Design can move fast or slow, depending on scope, complexity, and decision-making speed. A small renovation might take 4–8 weeks to design; a new building can take 3–6 months or more. The fastest projects happen when the client, architect, and builder communicate clearly and often. If you’re feeling game and want to set aside a week or two and meet each day - do a deep collaborative approach- we’ll bring the coffee.

Absolutely. Navigating bureaucracy can be a large part of the job. We’ll prepare clear drawings, narratives, and presentations to help your project sail through the process—or at least not capsize. We try to think of all the agencies and individuals that touch the project as part of our team- hokey? Maybe. But we’ve seen permit intake technicians light up when we tell them about this exciting project and thank them for their time and expertise- and coincidentally, reviews tend to move a little more smoothly.

Yes—Colorado is full of great places to build and we collaborate with clients across the state and beyond. For public or larger projects, we can team with local professionals where needed.

Every site has its own rules: setbacks, height limits, lot coverage maximums, zoning overlays, historical guidelines, and in some cities—bulk planes (imaginary sloped lines that limit how big you can build). We’ll help you interpret the code so you know what’s possible before falling in love with a design.

Clear communication, realistic expectations, and early coordination with the builder help us overcome the surprises we will inevitably encounter. Discipline in planning keeps most of those surprises small, and we’ll help you prioritize what matters most so the schedule (and budget) serves the project—not the other way around.

Around 10% of construction costs is a good place to start for budgeting architectural services, though it always depends on the project. Our fee structure is transparent and tailored to each project, ensuring fairness and respect for resources—whether we’re building a family home, reshaping a business space, or stewarding a civic project. We’ll talk about scope, budget, and expectations before we begin, so there are no surprises.

A quality, safe, long-lasting build takes time, material, and skilled people—and the world’s gotten pricier. Construction costs are driven by design complexity, materials, labor, and market conditions. Early on, we’ll talk honestly about budgets and priorities. Construction & Real-World Challenges

It’s part matchmaking, part detective work. We can recommend builders I’ve worked well with or help you vet new ones. Good contractors are busy—plan ahead. A low bid is nice, but the most efficient and effective projects evolve from relationships rooted in trust and respect.

Design/Build means you hire one team to handle both design and construction. It can streamline communication and save time, but it’s not right for every project. We’re happy to collaborate in that model or lead design independently, depending on what fits your goals and comfort level.

Old buildings love surprises—hidden pipes, quirky framing, mystery wiring. And new builds aren’t always cut and dried. When that happens, we’ll assess the situation with the contractor, propose solutions, and help you make informed choices quickly. Surprises aren’t failures; they’re just part of the story of making something real.
